Design Phase

Building Permit Phase

Tender Phase
This plan is more detailed than the construction permit plan, but not as elaborated as the construction plan. An important new element is the bill of quantities, which contains precise names of items, amounts and numbers in connection with all the materials, work processes and technologies to be built into the house:
- Compiling the documentation requesting proposals.
- Conducting project discussions
- Comparative analysis of tenders and bids, quantity surveys.
- Discussing technical content, price, potential alternatives and contract terms with bidders.
- Complete drafting of contracts and their annexes, where the goal is to define each and every part of the technical content and delivery deadline.
Construction Plan
A Construction Plan is essential in the case of larger residential buildings (over 300 m2 and three building levels). We undertake to draw up the comprehensive plan documentation required for the construction work according to Government Decrees No. 191/2009 (IX.15.) and No. 312/2012. (XI. 8.). This plan covers all specialist fields and includes technical descriptions and a bill of quantities.
VISUALIZATION
3D architectural graphics – visualisation plans
We are happy to undertake to create moving picture and virtual reality presentations that satisfy every need. Twinmotion is a real-time 3D software that produces high-quality images, panoramas and standard or 360° VR videos in seconds.
BIM model
We use BIM to create 3D models of a complete and furnished building – using software such as Revit (Autodesk), as Graphisoft Archicad and Allplan.
This is a 3-dimensional building model that may contain the plans for all the specialist fields and each element may be given the most varied of detailed characteristics and information.

In TIM, we have a wide range of expertise in real estate design, development consultancy, project management and technical quality control. That all and the competence of the partners at our disposal together give the high quality of our service.
